About Stone

Stone: chalk pits, a cement past and a lot of new neighbours

Stone is built on chalk, and you don't have to dig to see it. Bluewater opened in 1999 inside the old Western Quarry chalk pit, and St James Pit lies just along the road. Long before the shops arrived, cement works ran on the marshes by the river, later trading as Blue Circle and then Lafarge. The railway reached Stone Crossing in 1908. Most of the housing came after the Second World War, when the old village filled out into the suburb you know now, strung between Dartford and Greenhithe. Heavy industry on one side, quarries on the other, and homes in between.

For a roofer, that history means you can't guess a roof's age from the house. A post-war semi may be on its second covering while a newer place two doors down is still on its first. Above it all stands St Mary the Virgin, the Grade I church rebuilt around 1251 to 1271. What a Stone roof needs from its roofer

We clean before we condemn

London Road is one of Dartford's three air-quality management areas. Homes along it pick up a dark film on gutters, rooflights and flashings. The film itself does little harm, but it hides hairline cracks in mortar and splits in lead, so we wipe suspect areas back before deciding anything.

Lead judged by hand, not colour

Flashings near busy roads often look black and tired when they're actually fine. Others look clean and are hanging loose. We lift edges, check the wedges and pointing, and press the lead back against the brickwork. You pay for what's broken, not for what's grubby. If a flashing only needs re-wedging, that's all the quote will say.

Gutters that silt up quicker

Traffic grit, moss and leaves set into a paste that's heavier than you'd think. Outlets block, water stands, and before long the back of the fascia goes soft. A yearly clear is a small bill next to new boards. Facing the A226 or the tunnel approach? Expect to need it more often.

Joins on chalk ground

Chalk drains well, which is good news for foundations. Where we do see movement is at the seams: a bay, porch or extension added years after the main house can shift a few millimetres and open a gap at the flashing. We check every one of those junctions on a survey.

A repair has to match what's already there, tile profile and fixing method both, or it'll look wrong and fail early. What the 10 year guarantee on a re-roof actually covers

Re-roof a house in Stone with us and you get 10 years of cover on the workmanship. It's a written document. It has your address on it, lists what was done, and is dated the day the roof is signed off. If water gets in because something was fitted wrong - a batten, a fixing, a lap, a flashing - a roofer comes back and puts it right. You don't pay for that.

Why are we happy to promise ten years? Because of how the roof goes on. Every tile or slate is mechanically fixed to BS 5534, the current British Standard. Ridges and hips are fixed too, not just sat in mortar. A breathable membrane goes down first. Where a roof meets a wall, a chimney or the house next door, it gets proper lead or a tested dry system. Shortcuts there are what make a guarantee expensive, so we don't take them.

Tiles, slates and membranes also carry the maker's own warranty. Those vary by product, and your paperwork tells you which ones apply. If a job is too unusual to guarantee in the normal way, you'll hear that at quote stage.

Do I need planning permission for roof work in Stone?

For like-for-like work, almost never. Planning in Stone is handled by Dartford Borough Council, and Stone Parish Council has its own Neighbourhood Plan, made in 2022. Re-roofing that doesn't change how the house looks normally needs no permission. Stone has no conservation area on the national planning dataset, although St Mary the Virgin is Grade I listed and any listed building is a separate case. Building Regulations are another matter: re-covering more than half the roof, or switching from slate to tile, usually needs approval, and we deal with that for you. If you're unsure about a particular change, ask us at the survey.

Why do my gutters go black so quickly near London Road?

Traffic. The A226 London Road, from Swanscombe through to the A282, is an air-quality management area, and so is the tunnel approach to the Crossing. Exhaust particles settle on your roof, rain washes them down, and they bind with moss and leaves in the gutter. The black sludge won't hurt plastic guttering on its own. The trouble is that it blocks outlets and joints, water backs up, and then it runs behind the fascia. Clearing once a year is usually enough to stay ahead of it. If you've got trees nearby as well, make it spring and autumn.

Does living on chalk affect my roof?

Not directly. Chalk drains freely, so you don't get the heavy shrink and swell that clay ground causes in some places. Where it shows up for us is at joins. A porch, bay or extension built after the main house can settle a touch differently and open a gap where the flashing meets the wall. Stone also sits beside worked-out chalk pits, Bluewater and St James Pit among them. If you're worried about cracks in walls, get a structural engineer in. The roof side, we'll handle, and we'll tell you if we spot anything on the roof that suggests the walls are moving.

How soon can a roofer get to Stone after a storm?
