Six things that move the price
Scaffold on a terrace street
Much of Dartford is terraced with no side access, so scaffold often goes on the pavement at the front, with a licence from the council and boarding to protect people walking underneath. On a back-to-back terrace, getting materials to the rear slope can mean a through-house route or a bridge over the roof. All of that is cost before a tile is touched.
Your neighbour's roof
If your roof and next door's share a ridge line, a valley, a parapet or a chimney stack, the junction needs proper detailing so it doesn't leak at the boundary. Sometimes it's cheaper to do both houses together. We'll tell you when that's the case, and party wall notice may come into it on bigger jobs.
Slate, clay or concrete
Natural slate costs most to buy and is slower to fix. Clay plain tiles are heavy and labour-hungry on a hipped 1930s roof. Interlocking concrete tiles are the cheapest per square metre. Switching an old slate roof to concrete adds weight the rafters may not like, which is worth checking before you save the money.
What's under the old roof
Nobody can see battens, felt and rafters until the roof is stripped. A decent quote states what's allowed for timber repairs, or gives a rate per metre, so a surprise doesn't turn into a blank cheque.
Asbestos
Plenty of Dartford garages and a few older outbuildings have asbestos cement sheet roofs. Removing those safely, bagging them and taking them to a licensed site adds to the price. It's not a reason to panic, but it does need doing properly.
Skips, waste and VAT
An old roof makes a lot of rubbish. Skip permits on a residential street, tipping charges and VAT all belong on the quote. Ours include them, so the number you agree to is the number you pay.
"On Dartford terraces, the gap between two re-roof quotes is usually scaffold and the junction with next door, not the tiles."
How to compare roofing quotes
Lay the quotes out next to each other. Is the tile or slate named, or does it just say "tiles"? Is there a breathable membrane and new treated battens? Does it say every tile gets mechanically fixed to BS 5534? Scaffold, skip, lead, VAT: all there, or missing?
If one quote is thousands under the rest, something's usually missing. It tends to turn up again as an "extra" once the old roof is off and you can't easily say no. Ask now.
We itemise ours line by line for that reason. Got another roofer's quote already? Show us. We'll go through where they differ, even if you end up going with them.
Questions about roofing prices
How much does a new roof cost in Dartford?
A re-roof on a typical Dartford mid-terrace usually comes in at £8,000 to £14,500 depending on whether it's concrete tile or natural slate. A 1930s semi with a hipped roof is more often £10,500 to £16,000. Detached houses and bungalows with dormers can go well past £20,000. The fixed figure for your house comes after a free survey.
What does a roofer charge for a small repair?
Refixing or replacing a few tiles that can be reached from a roof ladder is usually £180 to £450. Ridges, valleys and anything needing scaffold cost more, mostly because of the time and the access.
Why is one roofing quote so much cheaper than another?
Usually because it isn't pricing the same job. Check each quote for scaffold, skips, a breathable membrane, new treated battens, mechanical fixing of every tile, leadwork and VAT. The cheap one has normally left at least one of those out, and it comes back later as an extra.
Is the roof survey really free?
Yes. A roofer comes out, looks at the roof outside and from the loft, takes photos and sends you a written price. You're under no obligation to go ahead.
Should I pay a deposit for roofing work?
On a full re-roof, a deposit towards materials is normal, but it should be modest and on paper. Be very wary of anyone at the door asking for a large cash payment before starting, which is a pattern Kent Trading Standards warns about. Never pay the full amount up front.
