Water travels. A stain over your landing can start a metre and a half higher, at a chimney flashing or a cracked tile by the party wall. We trace it back from inside the loft and from the roof before we quote, so you pay to fix the cause rather than the mark on the ceiling.

Caught early, a slipped tile is a short visit. Left through a winter, the same gap soaks the batten, rots the timber under it and stains a ceiling. Most of the big repair bills we see started as something cheap that nobody went up to look at.

Why Dartford roofs leak when it hardly rains
Look at the numbers. The Met Office station at Stanford-le-Hope, just across the river, averages about 577mm of rain a year. East Malling, further into Kent, sees around 670mm. The UK figure is 1,163mm. So a Dartford roof isn't soaked day after day the way a roof in the Lake District is. What it gets is wind. When the QEII Bridge shuts because crosswinds over 60mph are forecast, rain is being driven almost flat across the estuary, and it finds every lifted tile edge and every loose ridge in its path.
That's why the same handful of faults turn up on our survey sheets again and again. The mortar under ridge tiles cracks and drops out in lumps. Gable verges lose their pointing. We look from the inside first
If you can get into the loft, that's where we start. Damp timber, daylight through the felt and tide marks on the boards show where water is coming in, often before anyone climbs a ladder. The survey is free and usually takes about half an hour.

Safe access to the fault
Most repairs on a two-storey house are done from a roof ladder and a tower. Steep pitches, three-storey houses or a long run of ridge may need scaffold, which appears as its own line on the quote. Scaffold on a public pavement also needs a highways licence.

Open up around the problem
Tiles near the fault come off carefully and get stacked for reuse. We check the batten and felt underneath, because a tile that slipped once will slip again if the nail or batten it hung from has rotted.

Put the cause right
Rotten battens are replaced, torn felt is patched or a strip of new membrane is let in, flashings are re-dressed and ridges rebedded or fixed mechanically. The original tiles then go back, nailed or clipped. Any new tile is matched to what's already there.

Test it with water
Where it's safe, we run a hose over the repaired area while someone watches from the loft. A repair you can't test on a dry day is a guess. We'd rather see it hold before we pack up the ladders.

What the 10 year guarantee on a re-roof actually covers
Re-roof a house in Dartford with us and you get 10 years of cover on the workmanship. It's a written document. It has your address on it, lists what was done, and is dated the day the roof is signed off. If water gets in because something was fitted wrong - a batten, a fixing, a lap, a flashing - a roofer comes back and puts it right. You don't pay for that.
Why are we happy to promise ten years? Because of how the roof goes on. Every tile or slate is mechanically fixed to BS 5534, the current British Standard. Ridges and hips are fixed too, not just sat in mortar. A breathable membrane goes down first. Where a roof meets a wall, a chimney or the house next door, it gets proper lead or a tested dry system. Shortcuts there are what make a guarantee expensive, so we don't take them.
Tiles, slates and membranes also carry the maker's own warranty. Those vary by product, and your paperwork tells you which ones apply. If a job is too unusual to guarantee in the normal way, you'll hear that at quote stage.
How to tell a good repair roofer in Dartford
They want to see the loft before they quote
A roofer who prices a leak from the pavement is guessing. A good one asks to see the loft, the stained ceiling and the outside of the stack before naming a figure. If someone knocks on your door, says they noticed a loose tile from the street and wants to start today, that's the pattern Kent Trading Standards warns about. Kent Police described a cold caller in New Ash Green who claimed a tile was loose, took tiles off, left the roof open and talked an older resident into handing over £1,500.
They explain the fault in plain words
You should come away knowing what failed and why. 'The lead behind the stack has lifted and the mortar under it has gone' is an answer. 'Your roof needs work' isn't. Ask for photos. A roofer who has actually been up there will have taken some, and won't mind showing you the problem next to the repair. If they get vague when you ask what exactly they'll replace, be wary of the price as well.
The price is in writing and it holds
Repairs are small jobs, and small jobs are where verbal prices drift upwards once the ladder is up. Look for a written quote that names the work, the materials and the VAT, with any scaffold shown on its own line. If the roofer finds something extra once tiles are off, they should stop, show you and agree the change before carrying on. Kent County Council's Trading Standards Checked scheme lists vetted local trades if you want somewhere independent to start.

The three details that fail first on most roofs
Ridges come first. Older ridge tiles sit on a bed of sand and cement, and after twenty or thirty years of frost and movement that bed cracks. We rebed in mortar where the roof calls for it, or fit a dry ridge system that clips and screws down. Verges, the edge of a gable, go the same way. A dry verge with plastic caps stops the pointing landing in your flowerbed every spring.
Valleys are the quiet ones. Where two slopes meet, water from both runs down one channel, lined in lead, GRP or special valley tiles. When that lining splits or silts up with moss, the leak can appear somewhere odd, often a bedroom ceiling well away from the valley itself. Refixing a few slipped tiles usually costs £180 to £450, including access. Rebedding or dry-fixing a ridge is more like £450 to £1,200, depending on its length. A dry verge system on a gable sits around £350 to £900, and relining a valley between £600 and £1,600. You get a fixed written figure after the survey, so there's no guessing.

Do I need planning permission for a roof repair in Dartford?
Almost never. A repair in matching materials doesn't change how the house looks, so Dartford Borough Council doesn't need to be involved. The exceptions are listed buildings, where even like-for-like work can need listed building consent, and homes inside the Town Centre conservation area, the one conservation area the town has. Two spots on West Hill, numbers 31-35 and Hampden Place at 73-87, also have Article 4 directions, so check with the council before changing anything visible there.
Can you repair just my half of a shared roof?
Yes, and on a terrace that describes most of our jobs. Your side of the boundary is where we stay. If a tile or ridge that straddles the boundary needs lifting, we speak to your neighbour first. Routine tile and ridge repairs don't usually fall under the Party Wall etc. Act 1996. Work that cuts into or raises the party wall itself can, and we'd flag that at quote stage so nobody is caught out.
How quickly can you look at a leak?
We work Monday to Saturday, 8am to 6pm, and book surveys in order of how urgent they are. Tell us how bad it is when you call. A slow stain that appears after heavy rain can wait a few days. Water dripping through a light fitting or a ceiling that's bulging can't, so say so, switch that lighting circuit off at the consumer unit and keep people out of the room.
Why does my roof only leak in certain storms?
Because direction matters more than amount. A tile with a slightly lifted tail can stay dry through weeks of steady drizzle, then let water in the first time a south-westerly drives rain up the slope. Flashings on the windward side of a stack behave the same way. If your leak only shows up in wind, note which way it was blowing. It narrows the search a lot.
Is it worth repairing a roof that's 70 or 90 years old?
Often, yes. Plenty of roofs from the interwar years still have tiles in reasonable shape. What has aged is usually underneath: the battens, the nails and whatever felt was used, if any, since many roofs of that era were built without it. If the survey shows that failing across the whole roof, repairs stop being good value and we'll say so. If it's failing in one corner, fix the corner.
Will my home insurance pay for a roof repair?
It depends on the cause. Most policies cover sudden storm damage, such as tiles stripped off during a named storm. They don't cover wear and tear, like ridge mortar that crumbled over decades. Insurers want evidence, so we photograph the damage and write up what we found and why it happened. Check your policy wording before you claim, and keep any broken tiles until the insurer says you can throw them away.
